OUR PHILOSOPHY
At Avison Young we strive to create innovative solutions to align with our client's goals and cultural aspirations. Our own HQ project, Project Unity, was an opportunity to create a space that showcases what we do for clients globally. This was a chance for us to demonstrate what a holistic real estate consultancy can be.
To end with a successful project, you need to start with the right team. We created a winning team with diverse market knowledge to advise at every step of the way.
Location strategy
To find the right location, we had to understand our success criteria when comparing locations. We believe the building we are in now was the best choice considering multiple factors:
- Central downtown location
- Position in the financial district
- Access to transportation
- Our great partnership with the landlord
- In-building and nearby amenities
We used our proprietary data software AVANT for our location and site selection process. We started with a map encompassing where our employees live and main transporation routes across the city. The highly accessible transportation route intersections led us to the core of downtown Toronto, where we were able to assess various building metrics, nearby food and amenities, and more.
Time was of the essence from the beginning of the project. When working with a real estate firm for your project, it's important to align with a service provider like Avison Young early in the process to be as informed as possible when making investment, occupancy, and management decisions that implicate time and costs for the future. Being proactive allowed for more negotiations and we were able to customize our lease to our liking. We can also ensure that your ESG (environmental, social, and governance) goals are aligned with your choices from the very first step.
