Transit-oriented development captures vast majority of office absorption in Montreal’s South Shore West
- Office properties located within a 15-minute walk (roughly one kilometer radius) of the newly-opened Du Quartier REM station in Brossard have captured 95% of absorption in the South Shore West submarket over the last five years.
- Of the nearly 600 000 sf delivered within this radius, less than 15% is still available for lease, demonstrating the appetite among tenants for new space connected to quality public transit infrastructure.
- As for the Panama station (the other station of the urbanized sector of Brossard), the absorption has remained modest, given the limited space available in the area, subject to a municipal moratorium imposed in 2020 limiting densification. The City of Brossard is planning major work beginning in 2024 to increase the hydraulic capacity in the area, which should enable the restrictions to be lifted and new projects to get under way in the near future.
