New Draft Anniedale-Tynehead Neighbourhood Plan

The City of Surrey’s current neighbourhood plan for Anniedale-Tynehead was approved way back in 2012, and a lot has changed in the last decade. Most recently, these changes include a shift in housing trends, provincial legislation demanding more of municipalities, approval of utility and servicing upgrades in Anniedale-Tynehead and the approval of a large-scale land use amendment covering 111 acres on the west side of the plan (see our previous article on this HERE). Understandably, Surrey concluded that it was time for a comprehensive review of the entire neighbourhood concept plan (NCP) and launched that process in the Fall of 2023. The new draft plan (shown below) has just been released and there are a handful of significant changes:

  • Expansion of the neighbourhood commercial nodes along 92 Avenue at 180 Street and 184 Street
  • Reduction in the live-work designation around 178 Street & 93A Avenue
  • Elimination of the park land designations along 180 Street
  • Suburban and Low Density Cluster designations have been amalgamated into a new Urban Residential designation
  • Massive expansion of the Business Park designation on the East extent of the plan
  • Identification of a handful of new watercourses highlighted additional riparian protection areas
  • Minor adjustments to the road network

What is Next in the Plan Update Process?

The public survey has now closed and City staff are targeting to present the Stage 1 draft plan to Council later this Spring with an aim to have the updated Anniedale-Tynehead Plan fully approved in early 2025.
